A Charleston mold inspection takes about an hour, and a good one includes crawl space entry: moisture content on joists and subfloor, humidity under the house against inside, vapor barrier and duct condition, and photographs. Many local specialists don't charge for the inspection; ask when they call.
What the hour actually includes
- Crawl space entry: the part most inspections skip, and the part that usually finds the answer
- Moisture content readings on joists and subfloor at named locations, not summarized
- Humidity in two places: under the house and inside it, because the gap between them is most of the diagnosis
- Vapor barrier and ground condition: coverage, tears, standing water, and evidence of water arriving versus condensing
- Duct and insulation condition: sweating ducts and sagging wet batts are the local signature
- Indoor readings at wall bases, plus the air handler and its drain line
- Exterior walk: grading, downspout discharge, and anything routing water toward the foundation
- Written scope. Ask for the moisture source, the work, an itemized price per line, and the timeline in writing
What you're not agreeing to
Nothing. Ask for the report in writing, and use it whether you hire the specialist, hire someone else, or fix the downspouts yourself and check back in a season, and it's detailed enough to take to another company for a comparable bid. That matters: a report that survives a competitor's review is the only kind worth having, and in a state with no mold licensing it's also the best comparison tool you have.
